What’s included in the statement
Statements are distributed monthly to provide you with an update on the financial status of your investment properties.
Statement header
The header of each statement provides a summary of activity across your portfolio - Income, expenses and transfers to Investors, with the portfolio wallet opening & closing balances.

Each property under management in the your portfolio will be listed separately, showing:
- Renter name, rent schedule (amount and frequency), plus effective rent paid-to date for each.
- All income transactions and adjustments to the income (rent payments, bills that are covered by the Renter and rent credits and adjustments).
- All expenses (e.g. bills and management fees), including expenses paid outside of rental income (such as bills paid via credit card, direct debit or bank account via Ailo). These amounts are GST inclusive and the GST portion is shown.

Other transactions
This section displays a combination of transactions:
- Contributions - these may be credit card bill payments you've made through Ailo, or transactions completed for you by the Ailo Support Team (such as transfers to and from your other portfolios).
- Administration fees (fees that may not be specific to any individual property).

Transfers to investors
Shows disbursements made to nominated bank account/s - includes the last four digits of the bank account. Separates payment details if more than one investor is paid during the month.

Statement Terms
Disbursement: | Money transferred out of Ailo and into the nominated bank account. |
Effective paid to: | The day the Renter has paid up to. This may be part way through the cycle. It is calculated using the prorated daily rent amount. |
Paid to: | The rent cycle date a Renter is paid up to. |
Payment made on: | The date the Renter initiated their rent payment. Note: this is not the same as the date funds cleared. |
Refunds and reversals: | Payments that have been returned to the payer. If the refund was requested by the payer or the payee it will show as a refund. If the payment was charged back or disputed it will show as a reversal. |
Rent adjustments & credits: | Adjustments to the amount of rent owed by the Renter in Ailo. Adjustments could include a mutually agreed rental discount, a payment of rent outside of Ailo, or a credit to reimburse the Renter for a property repair. |
