Paying rent, payment processing times, and fees

We believe you should have more choices when it comes to paying your rent, and any bills associated with renting.

Using the Ailo app, you can make payments with your Credit or Debit card, and from your chosen bank account. You can set up an automatic rent payment schedule (so you can set and forget), or you can make each payment manually. And you will always have a fee-free way to pay your rent.

Fees and processing times

Fees and processing times differ depending on the payment method chosen and the time of day the payment is initiated. Using the Ailo app, you can make payments with your Credit card, Debit card, or from your chosen bank account at any time.

And when fees apply, they are small and transparent and are clearly visible on appropriate screens in the app. Please note that the service fee can vary depending on your agency's agreement with Ailo - please speak to your property manager if you have any questions about the fees.

Fee free way to pay rent

Ailo will always offer a free way to pay your rent. Simply log into your Ailo app, and make a one-off transfer (payment method) from your bank account. 

Here's how:

  1. In the Ailo app, go to the Rent tab, and tap Pay Rent.
  2. If you have previously set up a payment method, select Change for the payment method. If you haven't set up a payment method before, click Continue instead.
  3. Select Other payment method and One-off transfer
  4. Enter your details (your bank Account name, BSB number, Account number) before tapping Continue. 
    • If your account number has 5 digits, add a 0 before the first number.
  5. Confirm the amount you are paying. You'll see confirmation that this is a One off transfer and partial bank account details will be displayed.
  6. Tap Next to see the Payment confirmation screen. You'll see that there is no service fee, and the screen confirms your bank account information again.
  7. Tap the red Pay button at the bottom of your screen. The Pay button displays the amount you are paying.
  8. Your payment will then be processed.

Please note:

  • This is a one-off payment and you will need to repeat the process to make future fee free rent payments.
  • Your payment method will not be saved for future transactions.
  • Completing this step sends the instruction to your bank to release funds to Ailo. If done before 6:00pm, the instruction will be sent that afternoon. If done after 6:00pm, the instruction is not sent to your bank until the following day.
  • Until your bank acts on that instruction, the funds will remain in your bank account.

Direct debit for Concession card holders

If you hold any of the below concession cards, simply contact our team to apply for a fee waiver. The team could then help you set up a direct debit straight from your bank account and waive the fees for you.

  • Department of Veteran Affairs (DVA) Gold Card
  • Pensioner Concession Card
  • Low Income Health Care Card
  • Commonwealth Seniors Card
  • Disability Support Pension (DSP) Card

Centrepay customers

If your rent is being covered in full, there are no fees for you to pay. Speak with your Property Manager about this payment method. 

Other off-app payment methods

Other payment methods may require your rent be paid to your Property Manager's agency trust account, or directly to Ailo by other means (e.g. if your rent is paid or otherwise supported by an employer, a government agency or a community organisation). In these cases, Ailo will work with you and your Property Manager to make suitable arrangements for rent payments.
