Separating merged portfolios

Properties in a multi-property portfolio can be separated out, giving each of the properties a portfolio of their own.

If your portfolio has recently been separated like this, your statements will look a little different for the first month following separation.

Each property separated from the multi-property portfolio will appear on two statements:

  1. On the multi-property portfolio statement covering from the 1st of the month through to the date that the portfolio was separated; and
  2. On the property's individual portfolio statement covering the period from the date of separation to month end.

Combined, the two statements will show you a full picture of the income and expenditure for each of your properties for the month.

As not all items will transfer to the new portfolios, we've included a list below of things to remember:

  • Any unpaid property expenses will move with each property to their own respective portfolio.
  • Any unpaid portfolio-level expenses will stay in the original portfolio.
  • Funds sitting in the multi-property portfolio prior to separation will remain on the original portfolio, and will not move to any of the new portfolios.
  • Wallet settings (bank account details, auto transfer settings, auto pay bill settings, additional statement emails) — will be copied from the original portfolio to each new property's portfolio.
